Arizona has a history of a blade and rebuild philosophy when it comes to changing the use of a particular property… but lately we have seen several innovative projects which utilize the original building to make something more unique and less cookie cutter. Adaptive re-use of buildings is a recent trend, especially with restaurateurs wanting to get into older, more established trade area’s in the Phoenix market, while still maintaining the charm and character of the original buildings and neighborhoods they look to locate into.

The Yard – 5632 N. Seventh Street, Phoenix, Arizona

Phoenix restaurateur, Sam Fox, has stepped out of his comfort zone on his newest deal to open on 7th Street and Montebello Avenue, north of Camelback. Sam is creating a 53,000 square foot restaurant concept including the opening of his second Culinary Dropout location (now open) alongside Little Cleo’s, the new seafood house and oyster bar concept from Fox Restaurant concepts. This project will eventually feature a coffee shop and two smaller retail spaces as well. Teaming up with WDP Partners, Fox has transformed the existing structure at this location which was a former automotive dealership. The partnership wanted to create a gathering spot for the surrounding area and have worked to utilize the existing shade structure to create a park-like feel to sip on coffee and cocktails while listening to live music or playing outdoor games.
The Vig – Two Valley locations (one more under construction)
Tucker Woodbury and Jim Riley have taken the valley by storm with their concept The Vig. When opening their second location, Tucker and Jim picked a former bank building just north of the intersection at 16th Street and Bethany Home. Transforming the building from beat up bank, to an upscale neighborhood bar and grill, while saving the best elements of the original architecture. The Vig went a step further on the project by letting their Facebook friends follow the transformation of the building on Facebook. The Vig Uptown also found ways to incorporate their signature patio’s, yes, Bocce Ball court included, for patrons to enjoy the beautiful AZ weather. We look forward to see what Tucker and Jim have up their sleeve for their newest location, downtown at the Fillmore Vig which will be coming in 2013.
The Parlor – 1916 East Camelback Road, Phoenix, AZ
The restaurateurs behind The Parlor in Phoenix took the adaptive re-use concept one step further with their restaurant located just west of the busy 20th Street and Camelback intersection. Jared Porter kept the common “Parlor” theme between Salon De Venus, the original tenant of the building, and their pizza concept. The Parlor went one step further in their re-use of buildings by using lumber salvaged from the former Bahama Breeze that was torn down across the street from this location. The Parlor has also created a garden around the premises to grove various herbs and vegetables that are used in their kitchen.
Strategic is also very proud to have brokered a deal for the owners of Arcadia Plaza [28th St & Indian School] with Starbuck’s Coffee to modify the existing bank building on the hard corner for a new location. Ownership will take this building, which has had several additions throughout the years, back to its original Iron Cross architecture and create a one of a kind free-standing Starbuck’s unique to this location. Starbuck’s plans to open in the 2013 calendar year and is excited to be a part of this sustainable re-use project.
